1. About these terms

These terms govern your use of the Shalihati platform, operated by FOR ALL TOURISM & TRAVELS L.L.C, a limited liability company licensed in Dubai (Commercial Licence No. 237285), registered at Al Maktoum St., Al Reem Tower, G2, Ground Floor, Dubai, United Arab Emirates ("Shalihati", "we", "us").

By creating an account or making a booking, you agree to these terms. If you do not agree, do not use the Platform.

"Platform" means our website at shalihati.com and our iOS and Android applications.

2. Who can use Shalihati

You must be at least 18 years old and legally able to enter into a binding contract. By using the Platform you confirm that you meet these requirements and that the information you provide is accurate.

3. What Shalihati is, and what it is not

Shalihati is a marketplace. We connect guests who wish to book private chalets with the owners who list them.

We do not own, manage, or control the chalets listed on the Platform. Each chalet is listed, described, priced, and made available by its owner. The stay itself is an arrangement between the guest and the host. We provide the technology to discover chalets, make bookings, and handle payment.

We are not a party to the rental agreement between a guest and a host, and we do not act as an agent for either of them beyond collecting and settling payment as described in these terms.

4. Your account

  • You are responsible for the accuracy of the information in your account
  • You are responsible for keeping access to your account secure, including the device that receives your verification codes
  • You must not share your account, transfer it, or create an account on behalf of someone else without authority
  • Notify us immediately if you believe your account has been accessed without permission

You may use the Platform as a guest, as a host, or as both.

5. Hosts: listing a chalet

If you list a chalet, you confirm and agree that:

  • You own the property or are otherwise authorised to rent it out. You are responsible for having any permits, approvals, or consents required by law, by the community, or by the property owner.
  • Your listing is accurate. Titles, descriptions, capacity, amenities, house rules, location, and pricing must be truthful and current. Do not describe features the property does not have.
  • You own the rights to the photographs you upload, or have permission to use them. Photographs must show the actual property being listed.
  • You keep availability and pricing up to date, and you honour confirmed bookings.
  • You provide the property as described, clean, safe, and ready for the guest on arrival.
  • You comply with all applicable UAE laws, including any registration, licensing, tax, and safety requirements that apply to short-term rentals.

We may require you to complete identity verification before your listing can receive payouts.

By uploading content, you grant us a non-exclusive, royalty-free licence to host, display, resize, and use that content for the purpose of operating and promoting the Platform. You keep ownership of your content.

We may decline, suspend, or remove any listing that breaches these terms, is inaccurate, or presents a risk to guests.

6. Guests: booking a chalet

  • Review the listing, house rules, rate type and any peak-period dates before you book
  • Book only for the number of guests stated, and do not exceed the stated capacity
  • Follow the host's house rules and treat the property with care
  • You are responsible for damage caused by you or your party beyond normal wear and tear
  • Do not use the property for any unlawful purpose

7. Bookings, prices, and payment

7.1 Making a booking

Prices are shown in UAE Dirhams (AED) and include the nightly rate for your dates. Any fees payable directly at the property are shown on the listing.

A booking is requested when you submit it and confirmed when payment is successfully completed. Availability is confirmed at the moment of payment, so a booking is not secured until payment succeeds.

7.2 Payment and how funds are held

Payment is taken at the time of booking through our payment provider. Card details are handled by the provider and are never stored by us.

We hold the funds and settle the host after the stay. The host's payout is released after check-out, following a short holding period, and is the full amount the host set for the stay. This protects both sides: the guest knows the booking is paid and secured, and the host knows the funds are held.

7.3 Our commission

The host sets the amount they wish to receive for a stay. We add our platform rate on top of that amount to produce the price shown to guests, and we retain that added amount on each confirmed booking. The host receives the amount they set, in full; our rate is not deducted from it. Prices shown to guests include our rate and are rounded up to the nearest whole dirham, less one fils.

7.4 Taxes

Hosts are responsible for any taxes arising from their rental income and for meeting their own tax obligations under UAE law.

8. Cancellations and refunds

Keys are handed over at 2:00 PM (Asia/Dubai) on the check-in date. Every refund below is measured from the cancellation time relative to that moment, not from a calendar date. The exact refund is shown to you before you confirm a cancellation.

Standard cancellation terms apply unless the listing states otherwise:

Non-refundable rates. Some listings and promotional rates are offered on a non-refundable basis. These bookings cannot be cancelled or amended, and no refund is due. A non-refundable rate is labelled on the listing and again on the payment screen before you confirm.

Peak seasons and public holidays. We publish a set of peak periods covering UAE public holidays and peak tourist seasons. Where your check-in date falls inside a published peak period, the booking is refundable only if you cancel 7 or more days before arrival; cancellations inside 7 days are non-refundable. Peak status is shown on the listing and again before payment.

Notes:

  • A booking that has not yet been paid can be cancelled at any time at no cost, whatever rate it was made on
  • Once the keys have been handed over, a booking cannot be cancelled
  • Where an amount is retained, it is shared between the host and the Platform in the same proportion as a completed stay, so the host keeps their share of it
  • The peak status and cancellation terms that apply to your booking are fixed when you book. Later changes to our published peak periods do not affect a booking already made.
  • Refunds are returned to the original payment method. Your bank may take several working days to show the funds.

Cancellation by a host. If a host cancels a confirmed booking, the guest receives a full refund automatically, whatever rate the booking was made on - including a non-refundable rate, and regardless of how close to arrival it is. Repeated cancellations by a host may lead to suspension of their listings.

Exceptional circumstances. In cases outside the reasonable control of either party, we may vary the outcome at our discretion.

9. Reviews

Only a guest who has completed a stay may review that chalet. Reviews must be based on genuine personal experience, and must not contain unlawful, offensive, discriminatory, or misleading content, or the personal information of others.

We do not edit reviews, but we may remove any that breach these terms. Users may report a review for moderation.

10. Booking and paying through the Platform

Guests and hosts introduced through Shalihati agree to make and pay for bookings through the Platform. Arranging a booking off-platform to avoid fees removes the protections that the Platform provides, including payment security, cancellation terms, and dispute handling. We may suspend accounts that repeatedly attempt to circumvent the Platform.

Contact details are shared between a guest and a host only once a booking is confirmed, and only for the purpose of that booking.

11. Conduct you must not engage in

You must not:

  • Provide false, misleading, or fraudulent information
  • Post listings for properties you are not entitled to rent out
  • Upload content you do not have the rights to
  • Harass, threaten, discriminate against, or abuse other users
  • Attempt to access accounts, data, or systems you are not authorised to access
  • Interfere with the Platform, test its security without permission, or introduce malicious code
  • Use automated means to scrape or extract data from the Platform
  • Use the Platform for any unlawful purpose

12. Suspension and termination

We may suspend or terminate your access, remove your listings, or cancel bookings if you breach these terms, if we suspect fraudulent or unlawful activity, or where necessary to protect other users or the Platform.

If a host's account is suspended, their listings are removed from public view. Any confirmed bookings affected will be reviewed and handled with the guests concerned.

You may close your account at any time. Closing your account does not cancel confirmed bookings or remove obligations already incurred.

13. Disclaimers

The Platform is provided on an "as is" and "as available" basis. We do not guarantee uninterrupted or error-free operation, and parts of the service depend on third parties such as payment providers, hosting providers, and map services.

We do not own or inspect the chalets listed on the Platform. While we require hosts to list accurately and to hold the necessary rights and permits, we do not guarantee the condition, safety, legality, or suitability of any property, nor the accuracy of any listing. Guests should review listings carefully and raise concerns with us promptly.

14. Limitation of liability

To the fullest extent permitted by UAE law:

  • We are not liable for indirect, incidental, or consequential loss, or for loss of profit, goodwill, or data
  • We are not liable for the acts or omissions of guests or hosts, for the condition of any property, or for anything that occurs during a stay
  • Where we are found liable, our total liability in connection with a booking is limited to the amount we retained on that booking

Nothing in these terms excludes liability that cannot lawfully be excluded.

15. Indemnity

You agree to indemnify us against claims, losses, and reasonable costs arising from your breach of these terms, from your listings or content, or from your conduct on the Platform or during a stay.

16. Disputes between guests and hosts

Guests and hosts should first try to resolve issues directly. If that fails, contact us and we will assist within a reasonable time and may make a decision on refunds or payouts where the facts support it. We are not obliged to act as an arbitrator, and our involvement does not make us a party to the rental agreement.

17. Governing law and jurisdiction

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have jurisdiction over any dispute arising from these terms, without prejudice to any consumer rights you have under UAE law.

18. Changes to these terms

We may update these terms. If a change is material, we will notify you through the Platform or by email before it takes effect. Continuing to use the Platform after a change takes effect means you accept the updated terms. Bookings already confirmed remain governed by the terms in force when they were made.
